Will I belong to an Association or be bound by By-Laws?
No. You will own your property free and clear to do as you please. You must adhere to any deeded covenants and restrictions, but as you will see, these are mainly common sense items that will retain your land’s value.
What are the taxes on the land?
Your property taxes include town/county taxes and school taxes. Each township has a different tax base used to determine the amount of taxes due. You will be provided with the tax amount of your property in your Property Disclosure Statement, along with the name and address of the assessor, and the tax collectors on anything owned by Gateway Properties.
Are there closing costs involved?
There are certain costs involved in the purchase of property. These costs are different depending on a cash sale or a financed sale. Generally, a cash sale has less costs attached. For a cash sale, the closing costs include a document preparation fee, filing fees for the deed and transfer report, and taxes pro-rated to the date of closing. For a financed sale, there are those costs listed above, as well as the cost of filing a mortgage, and title insurance (required by the finance company).
Do I need an Attorney?
You may have an attorney review any paperwork in relation to your purchase at your own cost, though it is not required. Since we are the owners of the property and not listing the property for another party, the title documents have already been reviewed by our attorney. The closing documents are prepared by our attorney (document preparation fee), and our attorney will answer any questions that you may have prior to closing. Your closing can take place any day of the week you choose (including weekends), at our office in Remsen, our attorney’s office, or a mutually agreed upon location.
